This residence features a professionally designed and installed collection of premium home technology systems, including Savant home automation, Lutron HomeWorks lighting and shades, ELK security, Ubiquiti networking and surveillance, premium Bowers & Wilkins audio, and dedicated high-performance entertainment systems.
The systems are designed to work together to provide centralized control, high-performance audio/video, reliable networking, security, surveillance, and future expansion capability throughout the residence.

Home Automation System
The residence features a professionally installed Savant Home Automation System, providing centralized control of multiple technology systems throughout the home.
The Savant system is hosted on a dedicated Apple Mac mini, which serves as the primary host for the Savant automation platform.
The system includes a Savant SIPA-125SM IP Audio Switcher with integrated streaming, providing multi-zone audio distribution to:
Landscaping / outdoor areas
Patio
Kitchen
ADU bedroom
ADU living room
The Savant Home Automation System is integrated with:
Lutron HomeWorks lighting control system
ELK security/alarm system
Ubiquiti video surveillance cameras
Dedicated theater room surround-sound system
Family room surround-sound system
The Savant platform provides centralized access and control of the home's audio/video, lighting, security, surveillance, and entertainment systems.
Note: Streaming service accounts and subscriptions are not included and must be provided by the homeowner.
Lutron HomeWorks Lighting Control System
The residence features a professionally installed Lutron HomeWorks QSX lighting control system throughout the home, utilizing two HomeWorks QSX processors.
The system includes Lutron Palladiom keypads, providing convenient control of programmed lighting scenes and dimmable lighting loads throughout the residence.
Additional automated lighting features include:
Occupancy sensors in closets, allowing lights to turn on automatically when the space is occupied.
Vacancy sensors in bathrooms, allowing lights to turn off automatically after the space is no longer occupied.
Lutron app access, allowing the homeowner to control lighting, create and adjust schedules, and manage scheduled landscape lighting operation.
The home also includes Lutron Palladiom motorized shades in select main areas of the residence. The shades can be controlled from the Palladiom wall keypads, through the Lutron app, and through the Savant Home Automation System.
The Lutron HomeWorks system is also integrated with the Savant Home Automation System, allowing lighting and shade control to be incorporated into the home's centralized automation platform.
ELK Security System
The residence features a professionally installed ELK M1 security system, providing comprehensive protection throughout the main residence and pool cabana.
Security features include:
Door and window contacts on all operable exterior doors and windows throughout the first and second floors.
Pet-immune motion detectors installed in designated areas of the home.
Glass-break detectors installed in select main areas.
Interior and exterior alarm sirens for audible notification.
Pool cabana security protection, configured so the cabana can operate as a separate security partition from the main residence.
Additional protection includes:
Smoke detection on each floor of the residence.
Heat detectors installed in the kitchen, garage, and attic.
Integration with the home's fire sprinkler system, providing alarm-system supervision of the sprinkler system.
The ELK M1 system also includes an IP network communication module, allowing the security system to communicate with a central monitoring service over the home's network rather than requiring a traditional telephone line.
The ELK security system is also integrated with the Savant Home Automation System, providing access to security-system information through the home's centralized automation platform.
Note: Central station monitoring service and associated monitoring accounts/subscriptions are not included and must be established by the homeowner.
Ubiquiti Video Surveillance System
The residence features a professionally installed Ubiquiti video surveillance system with multiple Ubiquiti Pro cameras positioned around the exterior of the property. The system includes:
Multiple IP security cameras covering key exterior areas of the residence.
A dedicated Ubiquiti Network Video Recorder (NVR) with installed hard drives providing more than 20 days of recorded video storage.
Cameras powered through a Ubiquiti Pro Max PoE network switch, providing both network connectivity and power over a single cable.
Ubiquiti app access, allowing the homeowner to view live cameras and review previously recorded footage remotely.
Integration with the Savant Home Automation System, allowing camera viewing through the Savant platform.
The surveillance system provides continuous video recording, remote viewing, and centralized access to exterior camera coverage.
Ubiquiti Network and WiFi System
The residence features a professionally installed Ubiquiti network and Wi-Fi system designed to provide high-performance wired and wireless connectivity throughout the home and outdoor living areas.

Ubiquiti Dream Machine Pro Max serving as the primary network gateway and controller.
48-port Ubiquiti Pro Max PoE switch supporting powered network devices throughout the property.
48-port Ubiquiti Pro Max network switch providing additional hardwired network connectivity.
Multiple Ubiquiti wireless access points installed throughout the residence and patio areas to provide strong Wi-Fi coverage.
Extensive Category 6A structured wiring throughout the home for reliable high-speed network connections and future expansion.
The home's structured wiring and network infrastructure are designed to accommodate service from major internet providers, including cable and fiber-based services, subject to provider availability at the property.
The network serves as the backbone for the home's Savant automation, Ubiquiti surveillance, streaming, app-based control, and other connected systems.
Family Room Surround Sound System
The family room features a high-performance surround-sound and home entertainment system built around premium Bowers & Wilkins 800 Series loudspeakers and JL Audio subwoofers.
The system includes:
Bowers & Wilkins 804 Series floorstanding speakers used for the front left/right and side surround channels.
Bowers & Wilkins CCM 8.5 D Series in-ceiling speakers used for the center, rear surround, and Dolby Atmos channels.
Two JL Audio subwoofers for extended low-frequency performance.
Sony 98-inch television as the primary video display.
Marantz AV 10 surround processor / preamplifier.
Marantz AMP 10 multichannel power amplifier.
Apple TV as a primary streaming source.

All associated AV electronics are installed in the home's first-floor AV/network equipment rack located in the pantry closet, keeping the entertainment area clean and free of visible equipment.

The theater equipment is installed in a dedicated AV rack located inside a custom equipment cabinet in the second-floor laundry room, keeping the theater space clean and free of visible electronics.
The system provides a fully integrated large-screen projection experience with premium Bowers & Wilkins loudspeakers, JL Audio subwoofers, Marantz electronics, and Savant control.
Whole Home and Outdoor Audio System
The residence includes a professionally installed multi-zone audio system integrated with the Savant Home Automation System.

If these optional systems are added in the future, they can be integrated into the home's existing Savant automation system for centralized control.
Note: Additional surround-sound equipment in the pre-wired rooms is not currently included and would require separate equipment and installation.
